Key Responsibilities
- Manage a portfolio of residential properties, ensuring high standards of maintenance and cleanliness.
- Handle all aspects of tenancy management, including lettings, renewals, and departures.
- Conduct regular property inspections and proactively identify maintenance needs or potential issues.
- Coordinate and oversee maintenance and repair works, liaising with approved contractors.
- Address tenant enquiries, concerns, and complaints promptly and professionally.
- Ensure full compliance with all relevant housing legislation, health and safety regulations, and company policies.
- Manage property budgets, including rent collection, arrears management, and expenditure control.
- Prepare and present regular reports on property performance and financial status.
- Build and maintain positive relationships with tenants, landlords, and external service providers.
- Implement strategies for tenant retention and property value enhancement.
- Respond to out-of-hours emergencies as required, facilitated by on-site accommodation.
Required Skills
- Proven experience in residential property management.
- Strong knowledge of UK housing law and tenancy regulations.
- Excellent communication and interpersonal skills.
- Highly organised with exceptional time management abilities.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to work independently and make sound decisions.
- Full UK driving licence and access to a vehicle.
- Demonstrated problem-solving capabilities.
Preferred Qualifications
- ARLA Propertymark Level 3 or 4 Qualification.
- Experience managing a diverse property portfolio in an urban setting.
- First Aid certification.
- Experience with budget management and financial reporting.
