Job Description

Are you a highly motivated and hands-on individual with a proven knack for fixing things and ensuring spaces are in top condition? Nigerian Breweries Plc is seeking a dedicated and proactive Maintenance Assistant to join our dynamic Property Management team, specifically supporting our staff housing facilities located in Surulere, Lagos. In this vital role, you will be instrumental in ensuring the continuous comfort, safety, and optimal functionality of our employee residences. Your primary responsibilities will include performing routine maintenance tasks, promptly addressing repair requests, and assisting in the overall upkeep and aesthetic appeal of properties under our management. Key Responsibilities

  • Perform routine inspections of staff housing units, common areas, and building systems to proactively identify and address maintenance needs and potential issues.
  • Execute a wide range of minor repairs and maintenance tasks, including but not limited to plumbing leaks, electrical fixture replacements, painting, basic carpentry, plastering, and general handyman duties.
  • Respond promptly, efficiently, and courteously to maintenance requests from staff residents, ensuring timely resolution and maintaining high levels of tenant satisfaction.
  • Assist in coordinating and supervising external vendors and specialized contractors for more complex repairs, installations, or larger maintenance projects, ensuring work is completed to company standards and within agreed timelines.
  • Maintain accurate and detailed records of all maintenance activities, including work orders, repair histories, material usage, and inventory of tools and supplies.
  • Ensure strict compliance with all relevant health, safety, and environmental regulations and company policies across all managed properties.
  • Support the Property Manager in developing, implementing, and monitoring effective preventive maintenance schedules for all facilities and equipment.
  • Monitor the condition and performance of essential building systems such as HVAC, plumbing, fire safety, and electrical, reporting any significant issues or breakdowns to the appropriate personnel.
  • Assist in the preparation of housing units for new occupants, including cleaning, minor repairs, and ensuring all utilities are in working order.

Required Skills

  • Proven practical experience (minimum 18 months) in general building maintenance, handyman work, or a related trade.
  • Basic to intermediate proficiency in plumbing, electrical troubleshooting, carpentry, and painting techniques.
  • Strong problem-solving abilities and a proactive, hands-on approach to identifying and resolving repair issues efficiently.
  • Excellent verbal communication and interpersonal skills, with a professional and customer-service oriented mindset.
  • Ability to work effectively both independently with minimal supervision and collaboratively as an integral part of a team, managing multiple tasks and priorities effectively.
  • Physical stamina and agility to perform manual tasks, lift and move moderately heavy objects, climb ladders, and work in various indoor and outdoor environments.
  • Good organizational skills and attention to detail for record-keeping and managing supplies.

Preferred Qualifications

  • Vocational training, trade certification, or an accredited diploma in a relevant technical field (e.g., electrical installation, plumbing, HVAC maintenance).
  • Previous experience working specifically in property management, facility management, or the hospitality sector, particularly with residential properties or staff accommodation.
  • Familiarity with local building codes, safety regulations, and best practices in property maintenance.
  • Basic proficiency in using computer applications (e.g., Microsoft Office Suite, simple maintenance management software) for record-keeping and communication.
