Job Description
Sweet Homes Group is seeking a proactive and detail-oriented Junior Facility Manager to join our growing team in Ajman. This entry-to-mid level role is ideal for an ambitious professional looking to build a career in facilities management within the dynamic real estate sector. As a Junior Facility Manager, you will play a crucial role in the day-to-day operational management and maintenance of our diverse portfolio of properties, including residential complexes, commercial buildings, and retail spaces. You will work closely with the Senior Facility Manager and various departments to ensure all facilities are maintained to the highest standards, providing a safe, comfortable, and efficient environment for our tenants and clients. Your responsibilities will span across preventative and reactive maintenance coordination, vendor management, health and safety compliance, and tenant relations. Key Responsibilities
- Assist the Senior Facility Manager in overseeing the daily operations and maintenance of assigned properties.
- Coordinate and supervise routine inspections, preventative maintenance schedules, and repair work carried out by internal teams and third-party contractors.
- Respond promptly to tenant requests and emergencies, ensuring timely resolution of maintenance issues.
- Manage and monitor service contracts with vendors (e.g., cleaning, security, landscaping, HVAC), ensuring adherence to service level agreements.
- Implement and enforce health, safety, and environmental regulations across all facilities.
- Maintain accurate records of maintenance activities, service contracts, expenditures, and asset inventories.
- Prepare regular reports on facility performance, maintenance costs, and operational challenges.
- Assist in the preparation and monitoring of the annual facility budget.
- Conduct regular site visits to assess property conditions and ensure compliance with company standards.
- Support the implementation of energy efficiency and sustainability initiatives.
- Foster positive relationships with tenants, occupants, and service providers.
Required Skills
- Proven experience (minimum 1.5 years) in facilities management, property management, or a related field.
- Basic knowledge of building systems (HVAC, electrical, plumbing, fire safety).
- Excellent organizational and time management skills.
- Strong communication and interpersonal skills, fluent in English (Arabic is a plus).
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
- Ability to work independently and as part of a team.
- Problem-solving aptitude and ability to handle multiple tasks efficiently.
- Valid UAE driving license.
Preferred Qualifications
- Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related discipline.
- Relevant certifications (e.g., IFMA FMP, BICS, OSHA) are a distinct advantage.
- Experience with Computerized Maintenance Management Systems (CMMS).
- Familiarity with local Ajman regulations and building codes.
