Job Description
Transguard Group is seeking a highly motivated and experienced Facility Manager to oversee the comprehensive management of our clients’ properties in Dubai. In this pivotal role, you will be instrumental in ensuring the smooth and efficient operation of all building systems, infrastructure, and services, directly contributing to the comfort, safety, and productivity of our clients’ environments. As a Facility Manager, you will be the single point of contact for our clients regarding all facility-related matters, building strong relationships and understanding their evolving needs. Your expertise will cover a broad spectrum, from planned preventative maintenance (PPM) scheduling and execution to managing reactive maintenance requests with efficiency and a customer-centric approach. You will be responsible for budgeting, vendor management, and ensuring compliance with all health, safety, and environmental regulations. This role requires a proactive leader with a keen eye for detail, excellent problem-solving abilities, and the capacity to manage multiple priorities in a fast-paced environment. You will lead and mentor a team of technicians and support staff, fostering a culture of continuous improvement and high performance. Key Responsibilities
- Manage and oversee all aspects of facility operations, including maintenance, repairs, safety, and operational efficiency for assigned properties.
- Develop and implement comprehensive planned preventative maintenance (PPM) schedules and ensure their timely execution.
- Respond promptly to reactive maintenance requests, ensuring minimal disruption to client operations.
- Manage budgets for facility operations, including forecasting, expenditure tracking, and cost optimization initiatives.
- Oversee vendor and contractor management, including selection, contract negotiation, performance monitoring, and quality assurance.
- Ensure full compliance with all local and international health, safety, and environmental regulations and standards.
- Lead, motivate, and develop a team of facility technicians and support staff, conducting performance reviews and providing training.
- Develop and maintain strong client relationships, acting as the primary point of contact for all facility-related inquiries and concerns.
- Implement and manage building management systems (BMS) and other facility technology for optimal performance.
- Prepare regular reports on facility performance, budget adherence, and key performance indicators (KPIs) for senior management and clients.
- Identify opportunities for energy efficiency, waste reduction, and other sustainable practices within facilities.
Required Skills
- Proven experience as a Facility Manager in the UAE, preferably with a large property portfolio.
- Strong knowledge of building systems (HVAC, electrical, plumbing, fire safety, BMS).
- Excellent leadership and team management skills.
- Exceptional client relationship management and communication abilities.
- Proficiency in financial management, budgeting, and cost control.
- Solid understanding of health, safety, and environmental regulations (OHSAS 18001, ISO 14001).
- Strong problem-solving and decision-making capabilities.
- Ability to manage multiple projects and priorities simultaneously.
- Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field.
Preferred Qualifications
- Master's degree or professional certification (e.g., CFM, FMP, PMP).
- Experience with Computer-Aided Facilities Management (CAFM) software.
- Familiarity with sustainable building practices and green certifications.
- Fluency in Arabic (desirable but not mandatory).
