Job Description
Chapel Hill Denham is seeking a dedicated and experienced Caretaker to manage a premier residential estate associated with our operations. This is a crucial live-in role, requiring constant presence and vigilant oversight to ensure the highest standards of safety, cleanliness, functionality, and resident satisfaction. The successful candidate will be responsible for the day-to-day maintenance, security, and general upkeep of the residential property, serving as the primary point of contact for residents regarding facilities and minor issues. This position demands a proactive individual with exceptional organizational and communication skills, capable of managing various aspects of property operations autonomously.
You will ensure all facilities and equipment, including plumbing, electrical, and HVAC systems, are in excellent working order through regular inspections and preventative maintenance. This includes overseeing landscaping and common areas, performing minor repairs, coordinating effectively with external vendors for specialized maintenance and repairs, and ensuring all services are delivered promptly and to standard. Furthermore, you will be responsible for maintaining accurate records of maintenance activities, inventories of supplies, and managing budgets for routine operational expenses. Your role will also encompass supervising any on-site support staff, enforcing estate rules and regulations, and fostering a secure and harmonious living environment for all residents. Key Responsibilities
- Perform regular inspections of the residential estate to identify and address maintenance needs proactively.
- Conduct minor repairs across various systems (electrical, plumbing, carpentry, etc.).
- Oversee and coordinate with external contractors for specialized repairs, ensuring quality and timely completion.
- Manage and maintain common areas, including landscaping, amenities, and recreational facilities.
- Ensure the security of the estate by monitoring access, reporting suspicious activities, and liaising with security personnel.
- Respond promptly and courteously to resident requests and complaints regarding facilities and maintenance.
- Maintain accurate records of maintenance schedules, repairs, inventory of supplies, and operational expenses.
- Supervise and guide any on-site support staff (e.g., cleaners, gardeners).
- Enforce estate rules and regulations to ensure a harmonious living environment.
- Prepare and submit reports on estate conditions, maintenance activities, and incidents.
- Manage waste disposal and recycling programs effectively.
Required Skills
- Proven experience in property maintenance or as a caretaker, preferably in a residential setting.
- Strong technical skills in basic electrical, plumbing, carpentry, and general repairs.
