Adron Homes & Properties is seeking a dedicated and reliable Caretaker to manage a modern residential complex located in the bustling Ladipo Market area of Mushin. Key Responsibilities
- Oversee the general maintenance and upkeep of the residential complex, including common areas, grounds, and facilities, ensuring they are always in excellent condition.
- Conduct regular inspections to identify and address maintenance issues, potential hazards, and areas requiring attention promptly.
- Perform minor repairs and maintenance tasks such as plumbing fixes, electrical troubleshooting, carpentry work, painting, and general handyman duties, or coordinate with external contractors for major repairs when necessary.
- Ensure the cleanliness and hygiene of all shared spaces, including hallways, stairwells, lobbies, elevators, and exterior areas like walkways and parking lots.
- Manage waste disposal and recycling systems, ensuring bins are emptied and areas are kept tidy according to established schedules.
- Monitor security systems (CCTV, access control) and patrol the premises regularly to ensure the safety and security of residents and property.
- Respond to resident inquiries, concerns, and maintenance requests in a timely, professional, and courteous manner, aiming for quick resolution.
- Assist with tenant move-ins and move-outs, including property inspections, inventory checks, and preparing units for new occupants.
- Maintain accurate records of maintenance activities, inventory of supplies, contractor services, and incident reports.
- Enforce complex rules and regulations fairly and consistently to ensure a harmonious and respectful living environment for all residents.
- Coordinate and supervise third-party service providers such as cleaners, landscapers, pest control, and security personnel, ensuring work is completed to satisfaction.
- Manage the inventory of cleaning and maintenance supplies, ensuring adequate stock levels and placing orders as needed.
Required Skills
- Proven experience (minimum 3 years) as a caretaker, facility manager, property assistant, or a similar role in a residential or commercial setting.
- Strong practical skills and hands-on experience in basic plumbing, electrical, carpentry, masonry, and general repairs and maintenance.
- Excellent organizational and time management abilities, with the capacity to prioritize tasks effectively.
- Ability to work independently with minimal supervision and manage multiple tasks concurrently.
- Strong problem-solving skills, a proactive approach to issue resolution, and attention to detail.
- Good communication and interpersonal skills, with a polite and helpful demeanor towards residents and colleagues.
- Physical fitness and the ability to perform manual tasks, lift moderately heavy objects, and work outdoors in various weather conditions.
- Basic computer literacy for record-keeping, email communication, and facility management software (if applicable).
- High school diploma or its equivalent.
Preferred Qualifications
- Technical certification or vocational training in plumbing, electrical, HVAC, or general maintenance.
- Previous experience specifically in a residential property management or estate management setting.
- Familiarity with local health, safety, and building regulations in Lagos State.
- Fluency in local languages (e.g., Yoruba) in addition to English.
- First Aid and basic Safety certification.
