Key Responsibilities
- Conduct daily inspections of the property, including grounds, common areas, and facilities, identifying and reporting maintenance needs.
- Perform routine minor repairs and preventative maintenance tasks (e.g., plumbing, electrical, carpentry, painting) as required.
- Oversee and coordinate with external contractors for specialized repairs, ensuring work is completed to standards and on schedule.
- Manage waste disposal and recycling programs, ensuring cleanliness and adherence to environmental regulations.
- Monitor and maintain security systems, including CCTV, access control, and alarm systems, reporting any irregularities.
- Ensure compliance with health and safety regulations, conducting regular safety checks and implementing corrective actions.
- Maintain accurate records of all maintenance activities, repairs, and inspections.
- Assist with tenant queries and concerns related to property facilities and escalate complex issues to management.
- Oversee landscaping and groundskeeping, ensuring a presentable exterior at all times.
- Be available for emergency call-outs outside regular hours, responding promptly to critical property issues.
Required Skills
- Proven experience as a property caretaker, facilities manager, or similar role, preferably in a commercial setting.
- Strong practical knowledge of general maintenance and repair tasks (plumbing, electrical, carpentry).
- Excellent observational skills and attention to detail.
- Ability to prioritize tasks and manage time effectively.
