Job Description

We are seeking a highly skilled and proactive Estate Manager to oversee the comprehensive management of our diverse real estate portfolio situated in Lafia, Nasarawa. This pivotal role demands a detail-oriented professional with a strong understanding of property law, financial management, and facility operations. The successful candidate will be instrumental in ensuring the optimal performance, profitability, and meticulous maintenance of all managed properties, which may range from residential and commercial to potentially agricultural estates. Your strategic vision will be critical in driving tenant satisfaction, mitigating potential risks, and implementing industry best practices in property management across the portfolio. Key Responsibilities

  • Develop and implement strategic plans for property management, including asset enhancement initiatives, robust tenant relations strategies, and operational efficiency improvements.
  • Oversee all aspects of property maintenance, encompassing routine repairs, preventative maintenance, and significant improvements, ensuring adherence to high standards and compliance with all relevant safety regulations.
  • Manage comprehensive budgets, generate accurate financial forecasts, and meticulously control expenditure for all properties, striving for optimal profitability and stringent cost control.
  • Spearhead tenant acquisition and retention efforts, meticulously handling lease agreements, and expertly resolving conflicts to maintain strong communication and ensure high tenant satisfaction.
  • Conduct regular and thorough property inspections to proactively identify maintenance needs, assess potential risks, and ensure strict adherence to all terms outlined in lease agreements.
  • Liaise effectively with legal counsel on all property-related matters, including the drafting and negotiation of lease agreements, managing eviction processes, and ensuring full regulatory compliance.
  • Effectively manage a team of on-site staff and external contractors, ensuring their efficient performance and strict adherence to established service level agreements.
  • Prepare and present comprehensive reports on property performance, occupancy rates, financial status, and relevant local market trends to senior management.
  • Ensure all managed properties comply with local planning regulations, building codes, and environmental standards pertinent to Lafia and Nasarawa State.
  • Implement sustainability initiatives and champion best practices in all facets of estate management to enhance long-term value and operational efficiency.

Required Skills

  • Minimum of 5 years of proven experience in real estate management, property management, or a similar senior asset management role.
  • Strong financial acumen, including extensive experience in budget management, financial reporting, and cost control.
  • Exceptional communication, negotiation, and interpersonal abilities, capable of engaging effectively with diverse stakeholders.
  • In-depth knowledge of property law, local regulations, and current real estate market dynamics within Nigeria, particularly Nasarawa State.
  • Proficiency in utilizing property management software and advanced skills in Microsoft Office Suite (Excel, Word, Outlook).
  • Demonstrated strong leadership and effective team management capabilities, with a track record of motivating and developing staff.
  • Excellent problem-solving and critical decision-making skills, with the ability to perform effectively under pressure.
  • Possession of a high level of integrity, ethical conduct, and professionalism in all business dealings.

Preferred Qualifications

  • Bachelor's degree in Estate Management, Real Estate, Business Administration, Land Economy, or a closely related field.
  • Professional certification from a recognized real estate body in Nigeria (e.g., NIESV – Nigerian Institution of Estate Surveyors and Valuers).
  • Prior experience managing large-scale and diverse property portfolios, including commercial, residential, and possibly agricultural assets.
  • Established network and knowledge of local contractors, suppliers, and service providers in Lafia, Nasarawa.
  • Ability to speak local languages common in Nasarawa State (e.g., Gwandara, Eggon, Hausa) is a significant advantage.
