Job Description

We are seeking a highly experienced and dedicated Facilities Manager to join our dynamic team in Hull. This pivotal role is responsible for overseeing the efficient, safe, and sustainable operation of our diverse portfolio of properties, including our corporate headquarters and key distribution facilities within the Hull area. The Facilities Manager will be instrumental in ensuring all buildings and their essential services meet the operational needs of our colleagues, align rigorously with health, safety, and environmental regulations, and consistently support Arco’s commitment to operational excellence and employee wellbeing.

You will manage all aspects of building maintenance, mechanical and electrical systems, environmental health, security protocols, space planning, and the provision of essential soft services such as cleaning and catering. Your leadership will foster a productive, compliant, and comfortable work environment for all Arco colleagues. This isn’t just about day-to-day maintenance; it’s about strategic planning, optimizing resources, leading and mentoring a dedicated facilities team, and ensuring that our infrastructure is not only functional but also contributes positively to our vibrant company culture and ambitious environmental goals.

We’re looking for a proactive problem-solver with a keen eye for detail, exceptional organisational skills, and a steadfast commitment to continuous improvement. You will be expected to drive efficiencies, implement innovative solutions, and ensure our Hull-based infrastructure is always ready to support our mission of keeping people safe across the UK. Your expertise will be crucial in meticulous budget management, effective negotiation with external vendors and contractors, and the implementation of sustainable practices across our Hull footprint, directly impacting our ability to serve our customers nationwide.

Key Responsibilities

  • Manage and oversee all building maintenance operations, including planned preventative maintenance (PPM) and reactive repairs.
  • Ensure compliance with all relevant health, safety, environmental, and statutory regulations.
  • Develop and manage the facilities budget, ensuring cost-effective solutions and optimal resource allocation.
  • Lead, mentor, and develop a team of facilities staff, fostering a culture of high performance and continuous improvement.
  • Manage relationships with external contractors and service providers, ensuring service level agreements (SLAs) are met.
  • Oversee security operations, access control, and emergency preparedness plans.
  • Plan and manage space utilization, office moves, and refurbishment projects.
  • Implement and promote sustainable practices to reduce environmental impact and improve energy efficiency.
  • Respond promptly to facility-related issues and emergencies, minimizing disruption to operations.
  • Maintain comprehensive records of all facilities-related activities, inspections, and certifications.

Required Skills

  • Proven experience as a Facilities Manager in a multi-site or large single-site environment.
  • Strong knowledge of building systems, M&E, and health and safety regulations (e.g., NEBOSH, IOSH).
  • Excellent leadership and team management abilities.
  • Exceptional budget management and negotiation skills.
  • Proficiency in facilities management software and Microsoft Office Suite.

Preferred Qualifications

  • Degree in Facilities Management, Business Administration, or a related field.
  • Professional qualification (e.g., IWFM Level 4 or higher).
  • Experience in the retail, distribution, or manufacturing sectors.
  • Knowledge of sustainability practices and certifications.
