Emaar Properties is seeking a highly motivated and experienced Asset Manager to join our dynamic Real Estate team. This pivotal role will be responsible for maximizing the value and performance of a diverse portfolio of real estate assets, encompassing residential, commercial, retail, and hospitality sectors. The Asset Manager will play a critical role in developing and executing comprehensive asset strategies, conducting in-depth financial analysis, and identifying opportunities for revenue growth, cost optimization, and capital appreciation. You will work closely with various internal departments, including development, leasing, property management, and finance, as well as external stakeholders, to ensure the successful implementation of asset plans. Key Responsibilities
- Develop and implement strategic asset plans to maximize property value, financial returns, and operational performance.
- Conduct comprehensive financial analysis, including valuation, budgeting, forecasting, and performance reporting for assigned assets.
- Identify and evaluate opportunities for revenue enhancement, cost reduction, and capital expenditure optimization.
- Monitor market trends, competitive landscape, and economic indicators to inform asset strategies and investment decisions.
- Oversee property leasing activities, ensuring optimal occupancy rates, rental growth, and tenant retention.
- Collaborate with property management teams to ensure efficient operations, maintenance, and tenant satisfaction.
- Manage relationships with key stakeholders, including investors, tenants, brokers, and consultants.
- Prepare detailed reports and presentations for senior management on asset performance, risks, and opportunities.
- Ensure compliance with all relevant regulations, policies, and internal guidelines.
- Lead due diligence processes for potential acquisitions or dispositions of real estate assets.
Required Skills
- Minimum of 5 years of progressive experience in real estate asset management or investment.
- Proven track record in financial modeling, valuation, and investment analysis specific to real estate.
- Strong understanding of real estate market dynamics, legal frameworks, and industry best practices.
- Excellent analytical, problem-solving, and decision-making abilities.
- Proficiency in financial software and Microsoft Office Suite, especially Excel.
- Exceptional communication, negotiation, and interpersonal skills.
- Ability to work independently and collaboratively in a fast-paced environment.
- Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
Preferred Qualifications
- Master's degree in Real Estate, Finance, or an MBA.
- CFA, MRICS, or other relevant professional certifications.
- Experience with diverse asset classes (residential, commercial, retail, hospitality).
- Fluency in Arabic is an advantage.
